Bruce Gerdin did a superb job. First, he told me what I had to do to make the house most attractive to buyers. It was a slow market but we didn't want to lower the selling price nor did we want the house to linger on the market unsold. I accepted his advice but since I had already departed, Bruce spent hours hiring and supervising contractors to get the house ready. He even made multiple trips to Lowes to buy new light fixtures for the contractors to install and negotiated with the HOA to ensure they would approve. The house sold at the first open house and sold for $10,000 more than we were asking. That result was due to Bruce Gerdin's great work. His advice was invaluable and he went the extra mile to put all the pieces together.
Bruce Gerdin worked tirelessly at every phase of the process. He checked and double checked all of the details and kept me informed at every step. And he did it all with a smile on his face. He was a pleasure to work with. I developed enormous confidence in his abilities and enormous respect for him as a person.

Bruce Gerdin is an excellent real estate agent. In the busy Northern Virginia lifestyle that most of us have, he worked around my timeline to accommodate my needs and travel schedule. I was given sound advice to prepare, price, and then list my property. After agreeing to sign with Bruce, it took less then 24 hours for him to obtain pictures, provide a preview to fellow agents that my property was coming on the market, and a list within 72 hours. The same day it listed a full asking offer was provided; my property was officially sold within 30 days of utilizing Bruce as my agent--his planning provided quick results. I would recommend him highly as an agent that cares about you and your needs, and if I were to consider returning to the area, I would certainly utilize him as my agent again.

Bruce stepped in late in the game because of a family emergency with our long time primary realtor. Thankfully, it never felt like we were starting over after what felt like a very long search. He quickly understood what we were looking for and made himself available to show properties to us when we wanted even though we were very last second to decide if it was worth our time to see properties in this insane market. That flexibility was much appreciated as we didn’t have a lot of time available midweek to prep for the weekend viewings. We’d happily work with Bruce again.

Of the major considerations, integrity of the agent MUST be Number One; and, based on a 33-yr. friendship with this agent and his family, I had absolutely no reservations on that score. Knowledge of the market as well as of my neighborhood and property, diligence in promoting the sale, consistent and instant availability, and unmuddled written and oral communication added to my sense of complete confidence in and comfort with this agent.
It's a shame that the effectiveness of this agent is limited to so few metrics. Nothing here indicates the number and variety of household tasks he undertook--rehanging a bifold door, installing a SGD lock, cleaning, power-washing patios and outdoor fixtures, recommending and overseeing repairs or improvements. And the list could continue.
I owe the successful sale of my house to Bruce Gerdin.
